How the rankings
are built.

Every number on StackDXB is derived from two public Dubai government datasets — no estimates, no editorial picks.

Transaction data from DLD

The Dubai Land Department publishes every registered property sale. For each building and room type we take the median sale price over the past 12 months. Median is used instead of average to reduce the effect of outlier transactions.

Rent data from Ejari

Ejari is the Dubai government's tenancy registration system. Every rental contract must be registered, giving us a reliable picture of actual rents paid — not asking prices. We take the median annual rent per building and room type over the same 12-month window.

Gross yield calculation

Gross rental yield is calculated as:

Gross Yield = (Median Annual Rent ÷ Median Sale Price) × 100

This is a gross figure — it does not account for service charges, agent fees, or vacancy. It represents the return you would earn if the unit were rented 365 days a year at the median contract value.

Rankings

Buildings are ranked by gross yield descending. Only buildings with at least 3 sale transactions and 3 rent contracts in the period are included — this filters out statistical noise from thinly traded assets.
